Japan places no legal restrictions on foreign nationals owning land or buildings — the purchase process is essentially the same one a Japanese national goes through. No local company, no concession, no right-of-use workaround. Niseko sits directly in a snow corridor fed by Siberian cold fronts, producing an average seasonal snowfall among the most consistent of any ski destination globally.
Local planning rules set height and design guidelines to protect sightlines to Mt. Yotei and keep some visual consistency across the ski village — these need confirming for a given plot before you design a build. The market has also outgrown its winter-only season, with hiking, golf, and mountain biking turning the area into a genuine summer destination too.
This region is not an active project yet — we're currently focused on the Algarve. Everything below reflects our plan for when Niseko opens up.
