Overview
Land that already knows how to grow cacao.
The Nyanga Highlands sit inside Cameroon's established cocoa export corridor, a few hours from the deep-water port at Kribi. Volcanic soil and a long, reliable rainy season mean most of our parcels here are already partly under cultivation — this isn't clearing virgin forest, it's stepping into a farming tradition that's decades old.
Parcels range from smallholder-scale plots to consolidated blocks large enough for a managed plantation with agroforestry buffer (fruit and timber trees planted between cacao rows, which protects soil and adds a second income stream). Several parcels also have eco-lodge potential given their proximity to the Ebo forest corridor.
Every parcel is sold with a survey plan, a chain-of-title report going back to the original land grant, and — where relevant — an existing yield history from the current harvest. This region is not an active project yet — we're currently focused on the Algarve. Everything below reflects our plan for when Cameroon opens up.

Foreign nationals typically hold Cameroonian land through a locally registered company rather than in a personal name. Our legal partners structure this for you and confirm the current requirements before you commit to a purchase — land law and registration processes can change, so we verify at the time of each transaction rather than relying on general guidance.
How is the cacao income handled if I don't live there?
Most owners opt into our managed plantation program: our site team handles cultivation, harvest, and export logistics for a share of revenue. You can also self-manage or appoint your own local manager — we'll introduce you to independent options either way.
What does the export corridor to Kribi look like in practice?
Parcels sit off a graded laterite road that connects to the paved highway toward Kribi's deep-water port, roughly a three-and-a-half hour drive. Most buyers export through established regional cooperatives rather than shipping independently.
Is the land already producing, or do I need to plant it?
It varies by parcel — some are mature stands already in harvest, others are cleared and plantable, and a few carry older trees due for replanting. Each listing states the current condition, and our agronomist can walk you through yield expectations before you buy.
Is Cameroon an active project right now?
Not yet. The Algarve is our one fully active region today — Cameroon is a region we haven't started working on yet. Everything above reflects the plan for when it does open up, not a current listing.
